On undeveloped and unregulated building land, the minimum size of a newly formed building plot for residential, mixed-use residential-commercial, or commercial construction is determined as follows:
For standalone buildings, the minimum area of the building plot is 400 m², except for multi-apartment buildings; the minimum width of the building plot is 14 m along the direction of construction,
For semi-attached buildings, the minimum area of the building plot is 300 m², and the minimum width of the building plot along the direction of construction is 12 m.
The distance from the direction of construction to the regulatory line of the street is a minimum of 5 m. Exceptionally, in already built-up parts of the settlement, the distance may be smaller.
