Opis
Iznajmljujem potpuno opremljen, uredan, prostran i funkcionalan stan (tlocrt među fotografijama, može biti bilo stan s dvije spavaće/radne sobe ili jednom spavaćom i jednim dnevnim boravkom, kuhinja je odvojena i ima jedaći stol za četiri osobe). Otvoreni smo i za bilo kakve izmjene po pitanju namještaja ili nečega drugoga. Osim stanom, možete se služiti besplatnim parkirnim mjestom od zgrade, trostruko zaključanim vlastitim podrumskim spremištem, za bicikl, a moguće i neke stvari. Energetski certifikat D. Najam je 650 EUR mjesečno, polog 650 EUR, a prosječne režije 106 EUR mjesečno. Do centra se pješke stiže za 10 minuta, a do Trga Bana Jelačića za 20. U stanu se ne smije pušiti, a malu prednost imaju stanari bez kućnih ljubimaca. Prijava je obavezna, a ja kao vlasnik plaćam porez na najam. Iz ulaznog prostora ide se posebno u kuhinju i posebno u kupaonicu s malom kadom i wc-om. U nastavku ulaznog prostora je hodnik iz kojeg se ide posebno u spavaću sobu i posebno u dnevni boravak. Stan je iznimno miran, kao i susjedstvo koje obiluje zelenilom i nema prolaznu prometnicu. Čitav stan gleda na Sljeme i Katedralu (v. na fotografiji) pa se uopće ne čuje promet s Vukovarske, a i ljetno sunce ne udara u prozore. Osim toga, zadnji je stambeni kat i zidovi su debeli pa se gotovo nikada ne čuju ni susjedi, a i toplinska je izolacija prilično dobra. Iznad stana je iznimno visok tavan. Na deset minuta hoda su i autobusni i željeznički kolodvor. Tu su i tramvajske stanice u Vukovarskoj (tri minute) i autobusni terminal (pet minuta). U blizini su i dućani (a i mali šoping centar u pothodniku, na pet do deset minuta hoda), fakulteti, restorani, sveučilišna knjižnica, botanički vrt, koncertna dvorana Lisinski, sportska dvorana Martinovka, vrtić, osnovna škola, dom zdravlja, teretana, Savski nasip, Bundek, Kset, Močvara... Jednostavan je i brz i ulazak i izlazak iz grada, kako prema zapadu i istoku, tako i prema jugu, preko autoputa, zaobilaznice ili cestom za Veliku goricu (aerodrom). Biciklističke staze prolaze pred samom zgradom. Prosjek režija naveden je na temelju godinu dana stvarne potrošnje za dvoje ljudi, pri čemu je jedna osoba radila od kuće, što znači da se stan čitavo vrijeme grijao. Režije obuhvaćaju dio koji se plaća prema računima (smeće 6 EUR i brzi internet 21,88 EUR), te dio koji se plaća prema stvarnoj potrošnji na brojilima (struja, voda i plin). Sve ostalo poput pričuve, čišćenja stubišta i struje u stubištu plaćam ja kao vlasnik, dok najmoprimac prema potrebi plaća HTV pretplatu. It is on the last residential floor (only high loft is above) and walls are thick so we almost never hear no neighbors. At ten minutes’ walk, there are main bus and railway stations. Tram stations in Vukovarska street are on three minutes’ walk, and bus terminal on five. Also, nearby are shops (and a small shopping mall in the underpass at five to ten minutes’ walk), universities, restaurants, university library, botanical garden, Lisinski concert hall, sport hall Martinovka, kindergarten, primary school, health center, gym, Sava River banks, lake Bundek, Kset and Močvara clubs... Getting in and out of town by car is also very easy and fast, to the west, east and south, by highway, ring and the road to the airport. The center is 10 minutes by foot, and Ban Jelačić Square 20.
